The design and development of Multi Family Residential communities is a complex and challenging process. As Architects, not only must we have a thorough understanding of all aspects of the project pertaining to building & unit design, densities, site constraints; including zoning ordinances, accessibility requirements & building codes, surrounding environmental forces; including neighborhood associations, community master plan & integration, but we must also have an intrinsic knowledge of how to design an economically successful project for the developer in a timely manner.
We understand that each project type, whether it is Garden & Manor Apartments, High-density “wrap”, “podium” or high-rise, Villas, Townhomes or detached 2 & 4-plexes present common and specific design challenges. At NSPJ Architects, we conduct a thorough review of each potential site being considered by our development clients. Working within the constraints of the site, we successfully create master plans that maintain a balance between achieving maximum desired densities and the highest construction quality while keeping project development costs within their pro forma limits.
Utilizing the extensive experience and talent of our Landscape Architecture department, our projects also recognize the importance of green space. Through extensive analysis of the site, we carefully place buildings, parking fields, active and passive recreational components to preserve the natural site features such as topography, tree stands, waterways and drainage courses. We weave common open space through the community so there can be walking trails that link the dwelling units with other active and passive recreational components without conflict with vehicular circulation routes.
We recognize that multi-family communities have, by their nature, somewhat unknown or anonymous end users. However, each highly successful development does have a “target market” and the design of each project must derive from an analysis and understanding of the needs of that specifically identified target market. NSPJ Architect’s 50 years of experience in multi-family design has given us a unique perspective of the needs, wants, and desires of each specific “target market”. We utilize this experience to create unit plans, unit mixes, passive and active recreational components, and common amenities such as clubhouses or parking facilities.
All of our Architectural designs have a timeless appearance and complement the surrounding environment while the building massing and their forms transition and blend into the surrounding neighborhoods and developments. We also recognize the importance of using materials that are aesthetically pleasing and low in maintenance.
Since 1961 we have provided measurable “value added” results to each design, which is a benefit that our clients find helpful in the justification and financing for their projects. The result is a highly desirable environment for the project’s residents and increased property values and enhanced economic performance for the developer.
